The pearl we learn symbolizes for Kino happiness and a brighter future, but to the townspeople it symbolizes luck and how much that they think they deserve it over Kino though they never even gave a thought to kino before he found the pearl.
The pearl brings out the human nature of greed in everyone, thinking that they want the pearl. I think this because in the novel Kino says he is afraid of everyone around him when Juana asks him. The neighbors act this way because they see how lucky their neighbor Kino has gotten and they feel they should have some of his prize. The townspeople think that they should have the Pearl over Kino since they say he will go mad. The Doctor has tried to find where Kino put the pearl and is even possibly poisoning Coyotito just to get some money or even the pearl, he also has tried to pursuade kino to let to watch the pearl. The priest's greed is simply thinking of all the things that they have not spent money on in the church and using god as a excuse to make them pay him. Juana seems to be unfazed by the pearl even though she has told Kino to throw it back in the ocean since it was causing them bad luck.
